What is home appraisal?

During the process of selling a property, let's say for example the sale of your house, there is a time when you must estimate the value of it. This work is commissioned by an appraiser, and is what we know as, housing appraisal.

Size, quality, condition, and the presence or absence of key features affect the value of your home. Here are some tips for improving them and increasing your home's appraisal value:

· Size The value of your home is affected by the total number of square meters that it has, in addition to the number of rooms and bathrooms, and the size of the whole property. Larger houses usually have higher values.

In this sense few tips can we give you, because size is a material consideration, but always a good presentation of the property and in your case, a correct reform could help to increase its value.

· Location The situation of your home is fundamental in this regard. The proximity of shops and shops, public transport, schools, restaurants, etc. influence the value of their appraisal. In general, the higher the market value of your location, the higher the value of your appraisal.

· Inside The condition and also, quality, floor, walls and windows, plus doors, appliances, countertops, fixtures and pipes, greatly influence the appraisal value of your home. Appraisers focus on the quality of these as it affects a data subject's purchasing decision.

At this point you can always improve the appearance of a house by making small investments, such as floor polishing, wall painting, a change of taps or even old appliances. This will improve the overall appearance and of course, the appraisal value of the home.

· Outside The appraiser will evaluate the exterior of your home, specifically its foundations, ceiling and cladding. The materials your home is made of will affect the value of your appraisal. High-quality materials will increase the value of your home.

· FEATURES If the house has a storage room, or a garage, fireplace or good views are details that increase the value.

· Reforms We have discussed it above, but it is true that appraisers review the labor, condition and improvements made in housing. Good kitchen and bathroom renovations can have a significant impact on the value of your home. In the same way that damage, defects and wear can negatively affect the appraisal estimate.

We hope that with these simple points it will be clearer what is the appraisal of a property and the importance it has when valuing a home.
